Delivery Methods
Before choosing a project delivery method, there are a few things that should be considered such as the owner’s budget, the scope of the project, the risks involved, the schedule, and the owner’s experience with similar projects. Here are some of the most common types of project delivery methods:
Construction Management
Many owners want a firm to manage both the design and construction of their projects. This process is commonly referred to as Construction Management. This delivery system allows the construction firm to perform value engineering at the design end of the project, which will keep a project within budget. Also, this system, which balances aesthetics and cost, allows a construction firm to monitor what is being designed for the owner. Services in this delivery system include:
- Advice and consultation on all aspects of planning
- Management of the design and construction phases
- Value engineering and cost analysis
- Establishment of schedule and construction phases
- Preparation of bid packages
Construction Manager-at-Risk (CMAR)
This delivery method is similar to Construction Management, except for a few key differences. With CMAR, a construction firm guarantees the construction cost and acts as the General Contractor of the project. This process allows better lines of communication with the owner and architectural team, as well as improved control of the overall project as opposed to a simple or normal general construction delivery method. Services included in this delivery method are the same as above but also include the following:
- Estimating, including conceptual estimating
- Implementation of contract controls
- Development and management of quality control standards
- A detailed critical path scheduling for the project
Design-Build (DB)
This system is geared for owners looking for a single point of responsibility. In this approach, an architect is selected to work directly for the design-build team. We then work directly for the owner and direct the architect to draft a design based on the owner’s specific needs. This allows our firm to make sure the project is not overdesigned and stays within budget.

- Single point of contracted responsibility
- Coordination between the designers and constructors

Competitive Sealed Proposals (CSPs)
This emerging delivery system (generally in the governmental sector) allows the owner to consider other factors, along with competitive pricing, in selecting a builder. The owner can utilize a ranking system with points awarded for construction costs, past experiences, safety modifiers, similar projects, etc. in the selection process. Dantex has been ranked and selected for governmental projects as a top competitor because of these and other factors. Benefits and services offered in this system include:
- Governmental agencies are not bound to “lowest” qualified or unqualified bidder
- Agency has multiple factors to consider in assembling a construction team
General Contracting
The most common delivery system of construction is General Contracting. This is where Dantex is the general contractor and is in charge of the construction process. This delivery system includes competitive bid, lump sum, cost plus a fee, and cost plus a fee with a Guaranteed Maximum Price. Each method has its use in certain situations, but all share the common general contractor as the only one doing the project.

Subcontracting
Dantex is also willing to work as a subcontractor for other General Contractors in large projects. We can also serve as a subcontractor that can build entire structures on larger building projects, especially where time is a major factor. We also serve as a supplier for Varco Pruden metal building and can provide advantageous pricing on joint venture projects.
